​For the safety of our guests, we have exterior ring cameras installed. Please do not tamper with them, as any interference will be considered a violation house rules and may result in immediate termination of your stay without a refund. Thank you for your understanding.

STRICTLY NO DIVING FROM DOCK

STRICTLY NO JUMPING FROM DOCK, DOCK TERRACE, SHALLOW WATER . No jumping from the dock or terrace into shallow water is strictly prohibited. Engaging in this poses a risk of injury and will be considered a violation of house rules. Texas Waves and its affiliates are not responsible for any injuries, damages, or liabilities that may occur as a result of this behavior. Please adhere to these guidelines for everyone's safety.​

Quiet Times ​

We are located in a friendly and welcoming neighborhood and, although this is a holiday destination, it's home to many lovely long term residents. We ask that you be kind and respectful to our beloved neighbors and keep noise to a minimum specifically during quiet hours 10pm-7am.

Breakages

We understand that sometimes accidents happen! Should you break anything, please let us know immediately - if it's minor we usually won't charge. If it's a larger issue (e.g. the TV screen!) we would like to agree the cost with you before you leave to avoid any issues later. Thank you!

Smoking Policy

This is a smoke-free home, including the outside area surrounding the property. No smoking of any substance, including vaping.
